Our lockup inspection report completed by Ibrahim was done thoroughly with a full listing of defects and findings. Would highly recommend their service!
The inspection has picked up a number of critical defects that need to be rectified. We are very happy with the service provided
Really appreciated the fast turnaround, given I initially contacted you at 4.30 the day before I needed the inspection done. Good comms on arrival timing etc too.
He was fantastic and left a thorough review. Very impressed and happy, would 100% have Ibrahim to do my next inspection if/when it's needed.
We inspect every estate in Gables 2765 and the surrounding suburbs of Box Hill, Vineyard, Oakville, Maraylya, Nelson and Scheyville. Our local inspectors are on site in Gables most weeks, so travel never adds to the price.

By the stage being inspected and the size of the home, so a single storey slab costs less than a full handover on a double storey. Use the instant quote form for a firm figure before you book. Travel within The Hills is part of the quote.
Most bookings are covered within the week, and a pour or a tiler arriving tomorrow can often be covered at short notice. Ring as soon as the builder gives you a date.
Within 24 hours of the visit, and stage reports frequently land the same evening so the builder has them before the next trade starts.
Slab and frame for the structure, handover for the final list. Our Gables slabs keep turning up missing step reinforcement and short cover, and our frames keep turning up connections that differ from the engineering. Lock-up is worth adding if you want the services clearances checked.
Because many homes here have a tiled balcony above a room, and our Gables reports have recorded undersized balcony drains, a membrane not taken into the overflow and tiles laid on dabs instead of a full bed. Each of those ends as a leak or a cracked tile.
No. The principal certifier attends the critical stage inspections so the occupation certificate can be issued. That is a compliance role for the certificate, not a defect list written for you, and nothing in a standard NSW contract stops you engaging your own inspector as well.
The Hills Shire Council. Gables was gazetted as its own suburb on 17 July 2020, from land that was mostly part of Box Hill plus a smaller piece of Maraylya, so older paperwork may still show Box Hill.
Stage and handover reports use your contract and plans, the National Construction Code and the Guide to Standards and Tolerances 2017. Slabs are read against AS 2870, timber framing against AS 1684 and wet areas against AS 3740. Resale reports follow AS 4349.1, with AS 4349.3 for timber pests.
Yes. The NSW Fair Trading licence number appears in the banner on every page, and we carry professional indemnity and public liability cover.
Under the Home Building Act 1989 the statutory warranties run for six years on major defects and two years on everything else, measured from completion. A dated report made before handover is the clearest evidence of what was there at the start.
You can, and many owners come for the last half hour so the inspector can walk them through the main items. Site safety rules and the builder's access conditions still apply.
Box Hill, Vineyard, Oakville, Maraylya, Nelson and the rest of The Hills and Hawkesbury fringe, along with the wider north west.
Send it to the site supervisor, ask for a written response on each item, and book the next stage. If anything is disputed we can explain the requirement to the builder directly.
