Why it matters here

Bored piers inspections on Gables builds

Piers come into Gables builds where a footing has to reach past fill or soft ground to the material the engineer designed for, and some lots use screw piers instead. On the one Gables pier job in our records the screw piers were set out where the engineering showed them. The common failings elsewhere in the north west are bases left full of loose spoil and holes still being drilled when the concrete was due.

What we find at this stage in Gables

  • Loose spoil left in the base of the hole
  • Piers incomplete when the pour was due
  • Depth short of the engineering
  • Cage sitting off centre
  • Position differing from the footing plan

FAQ

Bored piers inspections in Gables: common questions

How much time does a pier visit need on a Gables lot?

Around an hour for most lots, more where there are many piers or deep holes.

Are screw piers inspected differently?

We check their positions and what the installer records for each one, rather than looking into an open hole.

Why does the base need cleaning?

Loose material at the bottom compresses under load. The pier has to bear on firm ground, not on spoil that fell back in.

Which papers should a Gables owner send first?

The engineering footing plan and the soil report, so depths and positions can be checked against them.

What if the piers are not finished?

We record what is incomplete and can come back. It is better than inspecting half a site and assuming the rest.

Is this the same as the certifier's footing inspection?

No. The principal certifier's inspection serves the certificate. Ours records what we find for you.
