Balcony tiles laid on dabs instead of a full bed
A balcony sits over a room, so how its tiles are laid matters more than it looks.
In short: Spot-fixed balcony tiles, an overflow outside the membrane and undersized drains in Gables.
A roof you walk on
An upstairs balcony is a waterproofed deck over living space. If water gets past it, the first sign is usually a ceiling stain in the room below.
Spot-fixed tiles
At a Gables handover in August 2026 the balcony tiles had been fixed on dabs of adhesive rather than a full bed. They sound hollow, crack under point loads and leave voids where water can sit.
The overflow
On the same visit the membrane did not terminate into the overflow outlet. An overflow only works if water reaching it is still on top of the membrane.
The drain
At fixing stage on another Gables home the balcony drain was undersized, and on another it was not yet connected. Both were raised before tiling closed them in.
What to ask for
A tiler's assessment of the bed, and confirmation that the membrane runs into the overflow and the drain is sized for the area.
